Project Overview

During a routine attic inspection of a residential property in Ottawa, vermiculite insulation was identified between the attic joists. Bulk sampling confirmed the presence of asbestos-containing material (ACM), requiring a regulated abatement procedure under Ontario Regulation 278/05. HCGEOT was engaged to perform a fully enclosed Type 3 abatement operation — the highest level of control required under Ontario regulations — to safely remove all vermiculite ACM from the attic space. Following successful clearance, the attic was reinstated to R-50 using blown-in cellulose insulation as specified by the homeowner.

Project Challenges

Vermiculite insulation is friable by nature, meaning fibres become airborne easily during disturbance. The attic configuration — low clearances, complex framing, and existing electrical wiring — required careful setup of full poly containment and HEPA-filtered negative air pressure units to prevent cross-contamination to the living space below. All work was performed under strict Type 3 protocols, with workers in full PPE including supplied-air respirators. Decontamination procedures were maintained throughout the project.

Scope of Work

  • Pre-abatement bulk sampling and ACM confirmation
  • Full poly containment of attic space — floor, walls, and all penetrations sealed
  • Installation of HEPA-filtered negative air pressure units to maintain negative pressure throughout abatement
  • Type 3 abatement of all vermiculite ACM from attic joists and floor cavity
  • HEPA vacuuming of all attic surfaces following bulk removal
  • Decontamination of all equipment and personnel per Ontario Reg. 278/05
  • Post-abatement visual inspection and clearance verification
  • Blown-in cellulose insulation reinstatement to R-50 as per homeowner specification
  • Final inspection and site cleanup

Results

All vermiculite ACM was successfully removed under Type 3 protocols in compliance with Ontario Regulation 278/05. The attic passed post-abatement clearance inspection. Blown-in cellulose insulation was installed to R-50, restoring the attic to a safe, well-insulated condition and significantly improving the home's thermal performance.
